A Section J Report is a mandatory energy efficiency assessment required for non-residential buildings in Australia under Section J of the National Construction Code (NCC). While primarily applicable to Class 3 to 9 buildings, some Class 2 buildings may also require Section J compliance depending on your state or territory regulations.

The Section J Report evaluates key elements of a building’s design such as insulation, glazing, artificial lighting, and energy monitoring systems to ensure it meets the NCC’s minimum standards for thermal performance and energy efficiency.

A Section J Report is essential for a wide range of building types, including offices, warehouses, retail shops, schools, and childcare centres. Without a compliant Section J Report, you may not be able to obtain a construction certificate or building permit, which can delay or prevent construction approval.

You need a Section J Report whenever you're planning to construct a new commercial or non-residential building in Australia, or if you're making major alterations or fit-outs to an existing one. This includes buildings classified as Class 3 to Class 9 under the National Construction Code (NCC 2022) such as offices, warehouses, childcare centres, retail spaces, and aged care facilities. A Section J compliance report is typically required during the construction certificate or building approval stage and must be submitted to your certifier or local council to show that your design meets current energy efficiency standards.

At Cadence Efficiency, we recommend completing an initial Section J assessment during the design phase of your project to ensure the building is on the right track for Section J compliance. This proactive approach can help avoid costly design changes or construction delays later on if adjustments are needed to meet energy efficiency and Section J standards.

The cost of a Section J Report typically ranges from $1,000 to $3,000, depending on the size, complexity, and classification of the building. For example, a Class 9 childcare centre may have different requirements compared to a simple warehouse office or fit-out. To get an accurate fixed price quote, it’s best to provide your architectural plans and building details to us at Admin@CadenceEfficiency.com.au.

A Section J Report should be prepared by a qualified energy assessor or engineering consultant with proven experience in NCC Section J compliance. It’s essential to work with someone who understands the latest NCC 2022 energy efficiency provisions and is familiar with your specific building classification.

At Cadence Efficiency, all our consultants hold engineering degrees and bring extensive experience in delivering accurate, detailed Section J Reports. We specialise in tailored reporting solutions for builders, architects, and building certifiers, ensuring a smooth path to compliance from design through to approval.

A BASIX Certificate (Building Sustainability Index) is a mandatory sustainability assessment required in New South Wales (NSW). The BASIX Certificate ensures your building design meets minimum targets for energy efficiency, water usage, and thermal comfort, making it an essential part of the Development Application (DA) and Complying Development Certificate (CDC) process.

The BASIX Certificate is an NSW Government initiative enforced under the Environmental Planning and Assessment Act. It applies to most residential buildings, including new homes, townhouses, granny flats, dual occupancies, residential flat buildings, and alterations or additions valued at over $50,000.

By encouraging better energy and water efficiency, the BASIX Certificate helps reduce greenhouse gas emissions, lower long-term costs for homeowners, and promote more sustainable communities across New South Wales.
The BASIX assessment uses an online tool to evaluate your project and generate a BASIX Certificate, which must be submitted to your local council or certifier as part of your residential project approval.

A NatHERS Certificate (Nationwide House Energy Rating Scheme) is an official assessment that measures the thermal performance of a residential building. It provides a star rating indicating how well a home can maintain comfortable indoor temperatures throughout the year with minimal reliance on heating and cooling systems.

The goal of a NatHERS Certificate is to encourage passive design strategies that boost energy efficiency, resulting in more sustainable, comfortable, and cost-effective living spaces. NatHERS supports smarter home design by evaluating factors like insulation, orientation, window performance, and ventilation.

A NatHERS assessment, conducted using accredited software, such as FirstRate5, BERS Pro, or HERO, is used to generate the NatHERS Certificate. In New South Wales, a NatHERS Certificate is usually required as part of your BASIX Certificate application. In other states, it is used to demonstrate compliance with energy efficiency provisions of the National Construction Code (NCC), which typically requires a minimum 7-star rating for new homes.

Only accredited professionals can prepare a NatHERS Certificate, and BASIX Certificates must be completed through the official BASIX online tool. A qualified thermal performance assessor or energy consultant with NatHERS accreditation is required to model your project using certified software, such as FirstRate5, BERS Pro, or HERO.

At Cadence Efficiency, our team consists of qualified and certified engineers with extensive experience in residential energy modelling and NatHERS assessments. We provide prompt, accurate BASIX and NatHERS Certificates for architects, builders, and homeowners across NSW.

You need a BASIX Certificate before lodging a Development Application (DA) and Complying Development Certificate (CDC) for any residential project in New South Wales. A NatHERS Certificate is typically required during the BASIX assessment or to demonstrate compliance with NCC energy efficiency requirements in other states and territories.

At Cadence Efficiency, we recommend starting your NatHERS assessment early in the design process. This helps avoid costly design changes down the track and ensures your plans are on track to meet the required energy rating and thermal comfort targets from the beginning.

The cost of a BASIX Certificate and NatHERS Certificate depends on the type, size, and complexity of your project. Total pricing includes Government and Certificate fees as well as the Professional Services provided by Cadence Efficiency.
